Project Registration
Your Home Projects
If you’re planning any home improvement projects, please notify the Board of Directors with the project details, including the scope of work, proposed start and end dates, and any special access or parking needs. While these projects are inside your home, they can still impact shared areas such as streets, driveways, or common grounds.
Advance notice helps the association coordinate any overlapping work, protect common property, and ensure community rules and safety standards are followed. Clear communication with the Board and management helps maintain a smooth, respectful, and safe environment for all residents.
After you submit the form below, you may proceed with completing the Architectural Approval Request.
Exterior Project Approval Process — Reserve at Kensington HOA (Twinsburg, OH)
Planning to update your home’s exterior? Whether it’s a new fence, deck, driveway extension, or landscaping change, all exterior modifications must first be approved by the HOA before any work begins. This ensures consistency with the community’s appearance and compliance with governing documents.
Step-by-Step Approval Process
1. Review HOA Rules and Guidelines
Start by reviewing your HOA’s governing documents — specifically the Declaration (CC&Rs) and Rules & Regulations — to understand what kinds of exterior changes require approval.
2. Prepare Your Request
Include the following in your written submission:
-
Detailed description of the project
-
Dimensions, materials, and colors
-
Site placement or property map
-
Contractor proposal or sketches, if available
-
Estimated start and completion dates
3. Submit to the Management Company
Since the Reserve at Kensington HOA does not have an Architectural Review Committee, all requests must be submitted to the Property Manager at the HOA’s management company. The manager will:
-
Review your request for completeness
-
Forward it to the Board liaison for architectural matters
-
Coordinate communication between the Board and homeowner
You’ll be notified if additional information is needed.
4. Board Review and Decision
The Board will review your request and make a decision based on the community’s standards. Please allow reasonable time for review — typically up to 30 days — though many decisions are made sooner.
You will receive a formal written approval or denial, along with any conditions or next steps.
5. Coordinate with the City of Twinsburg (if applicable)
Some projects also require zoning or building permits from the City of Twinsburg — especially for:
-
Fences and sheds
-
Driveway extensions
-
Pools or decks
-
Structural changes or drainage work
Always check with the City’s Building Division or Zoning Department to ensure compliance. Your HOA approval does not replace required city permits.
Final Reminders
-
Do not begin work until you receive HOA written approval.
-
City permits are your responsibility as a homeowner.
-
Unauthorized work may result in fines or being required to restore the area at your expense.
-
If in doubt, ask first — your property manager is here to help.
